Our services

At Lotfi & Associates we offer over 20 years of experience in engineering and structural analysis. We provide structural design and calculation for various residential buildings.  In addition we provide design plans for Retaining walls, Decks, swimming pools and other backyard structures. We provide construction support, structural observations and reports. We also provide Civil Engineering services design and analysis for new site development, grading, erosion and drainage plans. All design and analysis will be completed for submittal to the local City for applicable permits.

Soft Story retrofit

HOW MUCH WILL IT COST?

Mandated by the City of Los Angeles Ordinance 183893, Soft Story Seismic Retrofits for a typical Los Angeles soft story apartment building requiring 2 moment frames the total construction cost is likely to be between $50,000 to $75,000 per completed retrofit.  A large complex building, requiring 4 or more frames will even cost more.

The Engineering fees generally run from $6,000 to $10,000 per completed and approved set of plans.  

 
Building footprint and elevations are included in the above fee.

We do not offer “Design Build” for a retrofit project, however we can offer you referral to qualified contractors.

Some building testing and invasive investigation will be required for the engineering.
